Expect a classic marine-layer morning across coastal and valley areas today, with fog and low clouds lingering until late morning, then giving way to sun with a mild high near 81 °F and an evening low around 62 °F. Thursday will offer a similar cycle with temperatures dipping slightly to the upper 70s. A gradual warm-up toward weekend normals is on tap, though there’s a slim (≤10%) chance of mountain showers Thursday afternoon. Friday into early next week remains calm with minimal marine influence and no signs of heat waves or monsoonal moisture.


LA28🏅 SCHEDULE ANNOUNCED
The 2028 Olympics in Los Angeles will begin preliminary competition on July 12th 2028, two days before the Opening Ceremony, with seven sports including basketball and soccer. The first medals will be awarded in triathlon along Venice Beach on July 15th, while swimming will close the Games on July 30th at SoFi Stadium, which transitions from co-hosting the Opening Ceremony. Highlights include the Olympic debut of flag football, the return of baseball at Dodger Stadium, and a reshuffled schedule placing track and field in week one and swimming in week two.

A new development on Sunset Boulevard aims to bring 162 affordable apartments to Echo Park, replacing a single-story commercial space near Portia Street. The proposed five- to eight-story building, designed by Kevin Tsai Architecture and JZA Architecture, would include only studio and one-bedroom layouts for low- and moderate-income residents, with no retail or on-site parking. Backed by TOC Tier 3 and AB 1763, the project prioritizes density and walkability through a contemporary, pedestrian-first design.

DOWNTOWN LA 🏩 APTS X HOTEL ROOMS
The City Planning Commission has approved plans for two glass high rises on South Flower Street. The plans approve for a 300 room hotel, 250 residential units, medical offices, restaurant space, and rooftop amenities. The development by Jade Enterprises is set to rise just east of the L.A. Convention Center and I 10, with construction expected to span 32 months. A previous appeal was denied, and the project now awaits final City Council approvals.

HOLLYWOOD ⚡ TESLA’S DINER GETS READY TO SERVE
Seven years after Elon Musk first teased the idea, Tesla’s retro futuristic drive-in diner and Supercharger station is finally complete in Hollywood. Though the diner isn’t officially open yet, Musk confirmed he’s already dined there and called it ‘one of the coolest spots in LA.’
